Marriott's Newport Coast Villas is one of the best Marriott timeshare resorts I have stayed at, perched on the hills of the Newport Coast across from Crystal Cove State Park. You get a full two-bedroom villa with a kitchen, multiple pools, and a location that puts some of the best coastal California beaches within easy reach. It is a villa product rather than a hotel, so book it with Marriott Vacation Club points or cash, and lean into the space and the coastline.
Some resorts you tour and forget. This one stuck with me. Marriott's Newport Coast Villas sits up in the hills of Newport Coast in Orange County, looking out toward the Pacific, and after four nights there I put it near the top of my list of Marriott timeshares. Full disclosure: my mother-in-law owns at this property, and we visited in October 2023 for our son’s first real resort stay, booking a midweek run on Marriott Vacation Club points. Two logistics wins right up front — parking is free, there’s no resort fee, and I’d strongly recommend a car anyway, both because Orange County transit is thin and because the property is so big you’ll appreciate driving right to your building.
The location is a big part of why. You are across the road from Crystal Cove State Park, minutes from Newport Beach and Laguna Beach, and within an easy drive of a stretch of Southern California coast that is hard to beat. Add a full villa with a kitchen and laundry, and it becomes a place you can settle into rather than just sleep at.

What you get instead is the villa itself: a two-bedroom unit with a real kitchen, in-unit laundry, and enough living space that a family or two couples can share it comfortably. For a multi-night coastal stay, that trade is easy to make.
If you are pricing a cash stay, compare it against nearby Newport Beach and Laguna hotels. The villa's kitchen and space often make it the better value for a longer stay, especially when you factor in meals you can handle in the unit rather than eating out every night.

Location
The resort sits on Newport Coast Drive, up in the hills above the water, directly across from Crystal Cove State Park. That state park is a highlight on its own, with a long stretch of protected beach, tide pools, and coastal trails. Having it right across the road is the kind of thing that makes a villa here feel special.
From this base you are close to Newport Beach, Laguna Beach, and the wider Orange County coast, plus an easy drive to a lot of Southern California. The resort offers a shuttle down to Crystal Cove and the beach, which helps since the property is up the hill from the water. For a coastal California trip, the position is close to ideal.
Lobby and Check-In
Check-in at the main building was smooth and set the tone. This is a well-kept resort, and the arrival area feels more like a residential community clubhouse than a hotel lobby. Staff walked us through the villa layout and the shuttle schedule, which is the useful information you actually need at a property like this. The whole property leans into a Tuscan theme, and the main courtyard as you enter sets that tone right away.
Because it is a villa resort, the pace of check-in is relaxed. You are not competing with a convention crowd or a tour-bus arrival, so getting settled into the unit was quick and easy.
The Room
We stayed in a two-bedroom villa, and the space is the reason to book here. The unit had a full kitchen, a proper living and dining area, two bedrooms and two bathrooms, in-unit laundry, and a furnished balcony. That is a real apartment, not a hotel room, and it changes how a four-night stay feels. Our two-bedroom corner unit in the 1700 building proved the point: the full kitchen — dishwasher, pots and pans, even baking gear — was a lifesaver for washing baby bottles and spreading out all the gear a happy baby requires, and the dining table doubled as my remote-work desk with plenty of plugs. There are three TVs in the unit, and the master bath brings a big soaking tub, two sinks, and a walk-in shower with dual shower heads, while the balcony offers a peekaboo ocean view plus a look at the Pelican Hill Golf Course.
Being able to make coffee and breakfast in the villa, keep drinks and snacks on hand, and do a load of laundry mid-trip is exactly what you want for a beach vacation. After a day at Crystal Cove, coming back to a full villa rather than a single room made the stay feel like a home base rather than a stopover.
Pools and Amenities
The resort has multiple outdoor pools spread across the property, including a heated grotto-style pool, along with whirlpool hot tubs. There is a fitness center with a sauna and steam room, tennis and basketball courts, a putting green, and barbecue areas if you want to grill by your villa. For a longer stay, that mix keeps everyone occupied on the days you are not chasing the coast. The main pool’s bar is the La Vista Pool Bar and Grill, a grab-and-go setup that was hopping most evenings thanks to the sunset views. Down at the southern end of the resort, near the tennis courts, there is also a big events lawn with maybe the best view on property outside the main pool, plus a second fitness center that saves that side of the resort the walk.
The pool areas were well maintained and rarely felt crowded during our stay, which fit the calm, residential feel of the place. Between the pools, the courts, and the beach shuttle, there was plenty to do without ever leaving the property. Between the three pools spread around the hillside (the ocean-view main pool with volleyball is the star), live music by the pool every evening, two fitness centers, a basketball court, a putting green that saw steady use, beach volleyball, tetherball, ping-pong and foosball tables, and fire pits scattered across the grounds, the daily activities calendar barely scratches the surface.
Food and Drink
There is an on-site restaurant and a convenience store on property, which covers the basics, but the real dining story here is the villa kitchen. With a full kitchen and grocery options nearby, we cooked most of our own meals and saved the dining out for trips down to Newport and Laguna, where the restaurant scene is excellent. The Pelican Hill Resort sits right across the street and makes a great dinner upgrade, Crystal Cove State Park is a walk down the hill (free if you enter on foot), and a resort shuttle runs to spots like Laguna Beach if you’d rather skip the driving. Add Disneyland roughly 30 minutes away and Fashion Island and Corona del Mar nearby, and the location earns its keep.
That is the right way to use a resort like this. Treat the kitchen as your default and the surrounding towns as your dining destinations, and you eat well without the resort-restaurant markup. The convenience store handled the small stuff, and a real grocery run set us up for the week. The lobby Starbucks doubles as the resort’s grab-and-go market and merchandise store, stocked with items you can actually cook in your villa’s kitchen — one quirk being that it can’t accept the Starbucks app or your stars, though you can charge everything to the room and earn Bonvoy points instead.
Service
Service was friendly and low-key, matching the residential feel of the resort. The team was helpful with the shuttle, pool information, and anything villa-related, and the property was clearly well cared for from top to bottom. This is not a white-glove luxury hotel with a butler on call, and it does not try to be, but for a villa resort it was well run and welcoming.
